A limited criminal history background check will be conducted on adult Applicants for determination of sex offender registration status. Applicants who are registered on any sex offender registry will be reviewed on a case-by-case basis. The background check will not include review of any other arrest record, conviction record, or other criminal history. A monthly Smart Home service subscription is required on leases of homes with Smart Home features and is an additional fee above the monthly rent.

Smart Home features that help residents manage access to the home and regulate temperature remotely are installed and available in select homes. Heating, ventilation, and air conditioning air filters are required to be replaced by residents every three months.
